Talk to a lender or mortgage broker. The lender will analyze your financial situation, including your credit history, to make sure that you are a good credit risk.

It is just as important to find a good lender, as it is to find the right house. Begin by talking to your real estate agent. Ask friends who purchased or refinanced a home recently how they faired. Ask your real estate agent to provide some information about the lender that's recommended. There's no obligation to use the lender you initially speak with.

Gather the following information about your current financial situation. Your gross income (before taxes), your outstanding debts, any recurring obligations such as alimony or child support, and the amount of cash you have available for a down payment and closing costs. The lender or broker will use this information to determine how much you can afford.

This information will allow the lender to pre-qualify you, and you can start looking at homes for sale in this pre-qualified price range. This information will tell you how much house you will get for the price you can afford to pay. You should get formally approved for the mortgage you'll need to complete a purchase before you can actually buy the house. I always suggest that the lender do a full credit analysis and provide a pre-approval letter to make sure that all the factors are correct and that there are no misunderstandings about your qualification. Pre-approval is a process by which you are formally approved for a mortgage.

To get pre-approval you submit a loan application, and the lender checks your credit history and verify all of your financial documentation.

Prior to starting your house hunting process tally your monthly expenditures and eliminate any expenses that your budget will allow.

There are many considerations that soon to be new homeowners should keep in mind. Are there any plans for a new car, any other change that would affect your income such as additional family member, or change in income? Don't forget the benefits of after-tax cost of home ownership. Homeowners can deduct property tax and mortgage interest paid on the principal residence in the year they paid creating significant savings.

The final and most important factor in buying a home is ALWAYS USE A REALTOR to assist you throughout the process. A realtor will help you make sure that all the required items necessary for closing is in place and that your decisions are make after a clear understanding all these processes.
